Cologne Office Campus Cologne

On Richard-Byrd-Str. 4, 6 and 6a, OSMAB Gewerbe GmbH, a 100% subsidiary of OSMAB Holding AG, operates an office building with a generous rentable area of ​​around 20,500 m². The entire area covers a property size of around 22,000 m². On the roof of the building there is a photovoltaic system with an output of 100 kWp, which produces around 90,000 kWh of electricity annually. Together with the new building on Melli-Beese-Straße and the award-winning Low Energy Office, this office building is part of the COCO (Cologne Office Campus Ossendorf). The three existing properties are connected to each other and allow tenants to have contiguous areas of up to 3,500 m² on one level. As part of the COCO district development, the existing buildings are currently being sustainably modernized. The existing facade will be redesigned with energy-efficient insulation and large-scale facade panels. The windows will have a new color concept and will be equipped with external sun protection devices. In addition, the revitalization of the existing areas is being pushed forward, with the ground floor being upgraded for users by redesigning the lobby, canteen, lounge and conference rooms. The new campus plaza is being built in the center of the area, which will serve as a lively meeting place with a high level of attraction and quality of stay. Framed by the new building and the existing office properties, this room offers central plant beds that set colorful accents depending on the season. Here, users will find comfortable seating and an outdoor space that invites them to regenerate during work breaks.

Requirements

OSMAB Gewerbe GmbH was looking for a system that was both easy to manage and user-friendly. We were looking for a flexible security solution that could be seamlessly networked with the campus. The system had to offer a high level of connectivity in order to link the many different services in the building and thus enable a high level of digitalization. It should be cloud-based so that tenants can easily manage their own users and several OSMAB objects can also be connected. In addition, the building had to be equipped with an intercom system at all entrances and a concierge service should also be available. Access control should be integrated into the existing building management system, and the fulfillment of different tenant requests should also be guaranteed.

Solution

OSMAB Gewerbe GmbH decided to secure the premises with the intelligent, networked access control system Net2 from Paxton. This system was specifically designed to simplify building management and brings a high level of integrations. It offers user-friendly features that go beyond just controlling people flow, including building management and system integration. Touch intercom stations were installed for the external areas, while the internal doors were equipped with plastic panels. Each tenant received a table monitor within their rental space and a SIP connection to smartphones was set up. Two concierge circuits were implemented in the building. Doors without intercoms and the elevators were equipped with multi-antenna readers so that tenants with existing access control can continue to use their existing cards. The virtualization portal from MOI Service GmbH was used for the cloud solution, meaning that the Net2 system, which was originally only usable offline, can now be operated as a cloud solution. Tenants can use the portal to manage their own access in a specially protected environment. In addition, digital locking cylinders have been integrated into the system in some rental spaces and can be managed via the Net2 software. Due to the high number of users, the “Inactive Cards” software plugin was implemented to identify unused cards in the system and thus significantly reduce the risk of misuse. One tenant also had Paxton's time recording system installed, which uses its own database. This tenant's main access control database is mirrored into the timekeeping system database, so the customer only needs to maintain one database. Specially customized work reports are sent to the tenant via encrypted email. In addition, the access control system was integrated into the Advancis building management system. For the rentable meeting rooms, Anny's room booking system was connected to Net2. In order to meet the high network requirements, Barox products were used. The entire system is secured by real-time monitoring, and in the event of any disruptions, the OSMAB is automatically notified.

Additional features include unlimited free client logins, CCTV, basic functions for the integration of intruder alarm systems and location graphics.Net2 Pro has all the features of Net2 Lite software with advanced time and attendance and timeline features, integrating time management, fire and intruder alarms with multiple alarm zones. Security locking, dual use control and card designer are useful enhancements.Net2 site management made easy with Paxton Connect Adminpaxton Connect Admin, offers simple and flexible site management for Net2 system engineers and Net2 operators. Our new app includes five features in one smart interface, allowing you and your customers to manage multiple sites from one smartphone.Installation - Setup and configuration are straightforward. The simple installation wizard guides you through the setup process. The control units are identified and named according to their serial number, with which each unit is labelled. Control units can also be given meaningful names. Each control unit is configured by the Net2 software as required.Operation - Net2 operators must be added. These are users who are authorised to manage the software. There are different authorisation levels to restrict access to certain functions. Each operator must log in to the software with a user name and password. This is logged as an event.The software is intuitive to use and even the most complex functions can be carried out easily and without training. After about two hours, you will be familiar with the operation of the software.

Entry - Touch panel, surface mounting
Product info - Entry is a door intercom for use as a standalone device or in conjunction with Paxton's Net2 and Paxton10 access control solutions. The Entry Touch is a premium outdoor door station for use with Paxton's Entry door intercom system. Featuring a high quality 7" colour touch screen with personalisation options, the Entry Touch also has induction loop connectivity to meet the needs of hard of hearing users and offers advanced sound processing for high traffic areas, making it suitable for more locations than ever before.When used with the Entry Premium Monitor, the Touch Door Station supports two-way video calling and offers the ability to leave video voicemails.All Entry door stations are IPX5 certified, making them suitable for outdoor use in all weather conditions.Installation - Entry components can be easily connected using Cat5 or standard RJ45 patch cables. Entry can also utilise an existing network infrastructure for easy installation. Since power and data are supplied via PoE over the same cable, a separate power supply is not required.In this door station model with weather protection, the device is mounted directly on the wall surface, with an additional 41 mm casing to protect the screen and keypad from rain. If there are several entrances with a door station, more than one door station can be assigned to an access control unit (ACU).A secondary IP camera can also be installed and integrated into the entry system to provide additional security for areas with poor visibility. Info - The PROXIMITY reader for uP sockets (uP=flush-mounted) is suitable for Switch2 and Net2 systems. The reader is designed for common European and US standard uP boxes, especially in new buildings. It is only suitable for indoor applications.Installation - The PROXIMITY reader for uP sockets has a terminal block on the back. The reader is connected to the door control centre via a cable. The connection terminals are clearly labelled. The reader is screwed onto a suitable uP box.Operation - A transponder is read when it is held up to the reader. After reading the transponder, the access authorisation is checked by the door control unit. If access authorisation is valid, the green LED flashes and access is granted. If access authorisation is invalid, the red LED flashes and access is denied.

Solution

The Paxton Net2 system with all its software extensions and connections meets all requirements and is also the perfect system for future connections thanks to the open API. All of the tenants' wishes could be fulfilled. The installed hardware not only meets the functional requirements, but also the architectural requirements. It fits harmoniously into the heterogeneous design of the building and complements its aesthetic character, especially at the main entrances, where the Paxton Touch intercom stations have been perfectly integrated into the overall concept. Another advantage of the Paxton Net2 system is its flexibility and scalability, allowing the system to adapt to the dynamic needs of a modern building. Whether it is about integrating new rental space, expanding security functions or implementing additional technical systems - Net2 offers a future-proof solution.
