On Richard-Byrd-Str. 4, 6 and 6a, OSMAB Gewerbe GmbH, a 100% subsidiary of OSMAB Holding AG, operates an office building with a generous rentable area of around 20,500 m². The entire area covers a property size of around 22,000 m². On the roof of the building there is a photovoltaic system with an output of 100 kWp, which produces around 90,000 kWh of electricity annually. Together with the new building on Melli-Beese-Straße and the award-winning Low Energy Office, this office building is part of the COCO (Cologne Office Campus Ossendorf). The three existing properties are connected to each other and allow tenants to have contiguous areas of up to 3,500 m² on one level. As part of the COCO district development, the existing buildings are currently being sustainably modernized. The existing facade will be redesigned with energy-efficient insulation and large-scale facade panels. The windows will have a new color concept and will be equipped with external sun protection devices. In addition, the revitalization of the existing areas is being pushed forward, with the ground floor being upgraded for users by redesigning the lobby, canteen, lounge and conference rooms. The new campus plaza is being built in the center of the area, which will serve as a lively meeting place with a high level of attraction and quality of stay. Framed by the new building and the existing office properties, this room offers central plant beds that set colorful accents depending on the season. Here, users will find comfortable seating and an outdoor space that invites them to regenerate during work breaks.
Requirements
OSMAB Gewerbe GmbH was looking for a system that was both easy to manage and user-friendly. We were looking for a flexible security solution that could be seamlessly networked with the campus. The system had to offer a high level of connectivity in order to link the many different services in the building and thus enable a high level of digitalization. It should be cloud-based so that tenants can easily manage their own users and several OSMAB objects can also be connected. In addition, the building had to be equipped with an intercom system at all entrances and a concierge service should also be available. Access control should be integrated into the existing building management system, and the fulfillment of different tenant requests should also be guaranteed.
Solution
OSMAB Gewerbe GmbH decided to secure the premises with the intelligent, networked access control system Net2 from Paxton. This system was specifically designed to simplify building management and brings a high level of integrations. It offers user-friendly features that go beyond just controlling people flow, including building management and system integration. Touch intercom stations were installed for the external areas, while the internal doors were equipped with plastic panels. Each tenant received a table monitor within their rental space and a SIP connection to smartphones was set up. Two concierge circuits were implemented in the building. Doors without intercoms and the elevators were equipped with multi-antenna readers so that tenants with existing access control can continue to use their existing cards. The virtualization portal from MOI Service GmbH was used for the cloud solution, meaning that the Net2 system, which was originally only usable offline, can now be operated as a cloud solution. Tenants can use the portal to manage their own access in a specially protected environment. In addition, digital locking cylinders have been integrated into the system in some rental spaces and can be managed via the Net2 software. Due to the high number of users, the “Inactive Cards” software plugin was implemented to identify unused cards in the system and thus significantly reduce the risk of misuse. One tenant also had Paxton's time recording system installed, which uses its own database. This tenant's main access control database is mirrored into the timekeeping system database, so the customer only needs to maintain one database. Specially customized work reports are sent to the tenant via encrypted email. In addition, the access control system was integrated into the Advancis building management system. For the rentable meeting rooms, Anny's room booking system was connected to Net2. In order to meet the high network requirements, Barox products were used. The entire system is secured by real-time monitoring, and in the event of any disruptions, the OSMAB is automatically notified.
Solution
The Paxton Net2 system with all its software extensions and connections meets all requirements and is also the perfect system for future connections thanks to the open API. All of the tenants' wishes could be fulfilled. The installed hardware not only meets the functional requirements, but also the architectural requirements. It fits harmoniously into the heterogeneous design of the building and complements its aesthetic character, especially at the main entrances, where the Paxton Touch intercom stations have been perfectly integrated into the overall concept. Another advantage of the Paxton Net2 system is its flexibility and scalability, allowing the system to adapt to the dynamic needs of a modern building. Whether it is about integrating new rental space, expanding security functions or implementing additional technical systems - Net2 offers a future-proof solution.
